Hi, I’m Henry.

I’m a Vancouver-based mortgage broker, but I work with clients all across BC. Whether you’re buying your first home, moving, refinancing, renewing your mortgage, or trying to figure out what to do next, my job is to help you make sense of the numbers and understand your options.

Mortgages can get complicated pretty quickly. Different lenders have different rules, income can be calculated in different ways, and sometimes a small detail can make a big difference to an application. I enjoy digging into those details and figuring out how to make things work.

How I Work
I’m not interested in pushing someone into a mortgage just to get a deal done. I’ll look at your situation, explain what’s available, and be upfront about the good, the bad, and everything in between. Sometimes there’s a clear solution. Sometimes there are a few different ways to approach something. And sometimes the best advice is to wait.

Even if you decide not to move forward with me, I’d like you to leave the conversation knowing more than you did when we started.

My goal is pretty simple: give you advice I’d be comfortable giving to a friend or family member.

Before Mortgages
Before becoming a mortgage broker, I spent more than 10 years working in banking, including several years on the underwriting side of mortgages.

That experience has stuck with me. I know what happens on the other side of the application — what lenders look for, where files can get held up, and which details can make an application easier or harder to approve.

It also means I’m comfortable with the situations that aren’t completely straightforward. When a file doesn’t fit neatly into a box, I like figuring out what options are actually available rather than immediately saying no.

Why I Do This
The part of the job I enjoy most is helping when things aren’t straightforward.

Maybe someone has been told they can’t qualify. Maybe their income is complicated. Maybe they’re self-employed, have an unusual property, or have a situation that doesn’t fit the standard lending guidelines.

Those are the files I enjoy working on.

There’s a pretty great feeling when you’ve spent time working through the numbers and you can finally tell a client, “I think we can make this work.”

Outside of Work
Work is important to me, but so is everything outside of it.

Family is a big part of my life, and I try not to take the time I get with them for granted. When I’m not working, I’m usually looking for an excuse to get outside — whether that’s hiking, snowboarding, or just getting away for a bit.

I think those things have shaped how I approach my work too. Treat people well, be honest with them, and do what you say you’re going to do. It sounds simple, but I think those things still matter.
